Yanick Jetha, a Frenchman in his thirties, has embarked on an ambitious project to raise $ 25 million to acquire and rehabilitate many properties located in the most distressed neighborhoods of Baltimore. It was during a trip on the East Coast of the United States between Boston and Miami in 2015 that Yanick Jetha settled in Baltimore, Maryland, between Philadelphia and Washington D.C., for a few days and realized the absurd wealth gap that can exist from one street corner to another in this country.
Determined to act for Baltimore, he has long sought the most judicious way to intervene on his own scale. That's how he managed to establish a partnership with JCM Investors 1012 LLC, a property developer and real estate firm at the head of a $ 250 million portfolio, very influential in New Jersey. Their common goal is to revitalize Baltimore's underprivileged neighborhoods. Yanick Jetha, through his company BaltimoRealEstate LLC, buys out distressed properties with high market potential, renovate them, and then sells them to JCM Investors 1012 LLC, who’s in charge of the management or sale to individuals from now on.
Both partners benefit from an opportunity zone program, a federal tax incentive put in place to channel investment to economically affected areas. This is a unique opportunity for investors:
The minimum contribution for this investment is $100,000;
The performance for the investor is 8 to 12% after tax;
The business contributor's commission is 3% of the contribution.
In addition to participating in the redevelopment of the city and improving the living conditions of the most disadvantaged populations, this investment is profitable in US dollars because it is up to 5 times more profitable (12%) than that proposed by the US Department of the Treasury (2.3%) and by the banks. Such an investment also grants access to a U.S. real estate portfolio without the hassle of being a homeowner.
Finally, it should be recalled that Baltimore is strategically located near Washington D.C. and Philadelphia, two very active but increasingly congested cities, leading many businesses and families to Baltimore.
