Passive real estate investing gives the opportunity to individual investors, from anywhere in the World, to invest in real estate in the US without substantial hands-on effort or active participation.
We work with a trusted team of real estate agents, lawyers, and brokers, who know Baltimore and understand its housing market. We have access to the best investment properties before they even hit the market.
How are our investors involved?
Our investors do not become owners of the properties we buy. They invest in a private equity fund, which is a closed-end fund, not listed on public exchanges.
Our investors sign a Limited Partnership Agreement where they become Limited Partners (LPs). BaltimoRealEstate, as General Partner (GP), manages the fund and picks which properties to include in the portfolio with the capital raised. The GP collects an entry fee (0.5%) and a management fee (1%).
Investors are liable only up to the full amount of money they invest in the fund.
The investment capital is deposited in a secured escrow account.
At the end of the 12 months, our investors can exit the Limited Partnership Agreement. BaltimoRealEstate returns the initial capital and distributes the profit, after collecting a 30% performance fee.
