Baltimore’s real estate market is very large, seeing as it is one of the largest cities in the United States. It hosts a variety of different properties, bringing in varying types of buyers looking for a place to reside or invest in.
Since the housing market bottomed out in 2012, our investors have earned lucrative income from rehabbing affordable homes (primarily foreclosures). Going forward, real estate investors will again be able to take advantage of a relatively high number of foreclosures in Baltimore. The same indicators that facilitated "flips" and rehabs over the past eight years are still intact and will help short-term investors in the coming year.
The historic change in home prices and the affordability of housing are two reports that we, as real estate investors, analyze to help forecast future potential property appreciation. Here are the latest real estate market trends in Baltimore.
Despite the pandemic, price trends are very positive for the Baltimore real estate market. Since 2016, the median home prices in Baltimore have appreciated by roughly 25% from $138,000 to $172,000 according to Zillow’s price index.
In the past year alone, Baltimore home values have gone up 10.1%.
The current Baltimore real estate market is very competitive. As a matter of fact, homes are now selling almost twice as fast as they did a year ago, staying on the market an average of only 22 days, compared to 40 days last year. There were 1,110 homes sold in April of this year, up from 772 last year, and buyers are not shy about bidding up the price of homes.
